NATIONWIDE STORAGE (a unique real estate investment)
The first project was about 18 months ago which as ‘lifestyle storage’ in Vancouver. This storage facility is to service the vast number of condo owners in the core area of Vancouver. The unit price started at $100 and is now at $120 (a 20% gain) during that time. The ‘build’ should be done in early 2019 at which point the cash flow will commence (7-8%) and the unit price will move higher based on new valuation of property ($150 range).
During the extreme volatility of EQUITY and BOND markets this year there has been NO DOWNWARD movement in the price of this investment. That is one of the VALUABLE characteristics of ‘private equity’.
The second project (also lifestyle storage in Vancouver) was initiated in September-October of 2017 at the unit price of $90 and is currently at $100. Land has now been secured for the build and additional money will be raised in 3-4 months for this project to break ground. At this time the unit price will move to $105. Cash flow will commence in mid-2019 (projected).
The third project (money being raised now) storage with a twist. This project is in Kamloops right at the exit for the TransCanada Highway (excellent visibility). This project will also be generating cash flow in the 8% range (to start).
This project also includes a high-tech tunnel carwash which is expected to enhance cash flows over time.
This project has almost completely raised the needed funds at which time the project will be closed.
(These projects are for those that do not need THIS PORTION of their capital back for 3-5 years)
It is very important that investors have exposure to a variety of asset classes in addition to the traditional cash-stocks-bonds if they want to achieve reasonable pension like returns (average in 6% range) with less volatility.
